Domed or Doomed: JSU's Plans for New Stadium

Re: Say What? (Jackson State)

How much rent does UH pay for their new stadium?

He knows that it is zero. You only pay rent for something that you don't own, but if I build something on property I own, I'm paying a mortgage as the owner, not rent.

Re: Say What? (Jackson State)

Well I think it's very nice that you were appointed spokesperson for everyone that attended jsu and post in this forum and hope it pays well. You're Welcome! :emlaugh:

You do realize that stool pigeons carrying messages back and forth are still used in some places.

Did UH go in with the City of Houston or the Harris County Sports Authority to build it?

That's why.....

Unlike what JSU is trying to do with them going in with the City of Jackson.

And the City of Jackson is staying quiet with their support. A 35k dome arena would limit the City of Jackson's ability to market that arena for big events. At 35k, it should not be a dome stadium. It should be an open air stadium with plans for future expansion, which in my opinion is the most viable solution for an on-campus stadium.

Like I said, "Some of you are not as smart as you profess to be"! Arrangements such as this is not uncommon, it's a way mitigate any financial harm or liability one entity has on the other who may utilize the facility.

Basically JSU will get a brand new facility while su continues to add on to that mud dump called mud ford

Re: Say What? (Jackson State)

Beside the Cowboys Stadium or AT&T Stadium, most professional franchises don't own and operate the stadium they play in and I don't think the Cowboys pay rent to the City of Arlington, TX to play in AT&T Stadium. It sounds like someone is trying to pull a fast one to get a dome built.

WOW, I really hope you were not a business major. I am no fan of jsu but this is really pretty simple and done in business all the time. All it does is create a separation between the two entities for many reason the main one usually being liability. If the jsu dome is to be rented out they need this separation so people can't sue the school/state if a problem occurs. The people involved in the seating fiasco at the Cowboys stadium that super bowl year didn't sue the Cowboys they sued the NFL and Owner Jerry real estate (this is not the name of his real estate company just a made up name but theory is the same). The Dallas Cowboys nfl franchise does not own the Cowboys stadium. Owner Jerry real estate owns the stadium and best believe the cowboys pay jerry real estate for use of the stadium.

Because we all know my boys aint had nothing to do with no Super Bowls in a long long time.

It's a simple revenue/expense recording and accounting transaction. That's why when someone else uses the stadium they go to jerry real estate not to the Dallas Cowboys. Their is a definite separation between facility and franchise.

My point is, does Jerry pay rent for the Cowboys to play in AT&T stadium, since he owns the two separate entities, the franchise and the stadium? If he does, I'm sure it's done through some in-house paperwork of the larger corporation. But it seems like jSU would be paying RENT to some outside entity for their ON_CAMPUS stadium, most likely the City of Jackson. The big question is, who would be the primary owner?

Technically yes. He pays himself rent. It really is not that complex.

J89, what was your major? No way in hell you took any business classes. You should apply to work for the IRS. You would make a great auditor.

Engineering, but you have yet to answer who would be the primary owner (state, city, or jSU) of the stadium. It doesn't take a business major or engineer to determine that. All one needs is plain ole common sense, which is something that is lacking in your case.

You do realize seating capacity is going down while construction cost is going up as we debate this. :emlaugh:

Re: Say What? (Jackson State)

True... and the Cowboys operate it so they make money renting the facility out for other events.

No one has claimed full ownership of this project and it seems like the State is completely out of this.

Re: Say What? (Jackson State)

JSU Development Foundation will OWN the Stadium! Not the University... separate entities!

AGAIN, Some of you are not as smart as once thought!

Thank You... I was not about to type all that for "Educated" folks.

You do realize the PUBLIC funds they are requesting is for both the $250 million to $280 million construction cost and the $400k annual operational cost. I hope JSU Development Foundation is successful on obtaining the required PUBLIC funds. It seems like the State is out of the picture, which leaves the City of Jackson or the County.

The estimated cost of construction lies between $250 million and $280 million. The dome's annual operating deficit would hover around $400,000. That's where the need for some kind of public financing would arrive.
