Supplemental income, AKA side hustles

I do landscaping and lawn service. I got started back in 1999 when a few of my friends and family asked me to cut their yards in the summer. I've been expanding and rolling since then. Most of my first clients were band members and AAMU alumi.

I flip houses - I am a licensed real estate agent, had that since I was at TSU in the 90's had a Prof. turn me on to apartment locating. Although, I allowed my license to go inactive in 2001. I do not need it for what I do, it can only cause me problems. In 2001 I Had a friend from H.S. who was about to have a inherited (along with a sibling) house confiscated by the county because it was a Crack House. House had be raided 2-3 times. The Brother was a addict and let people sell out of and smoke in the house to feed his addiction. I showed her how to stop the property seizure process. I purchased the property as a distressed property. Applied for and received a community redevelopment grant, gutted, renovate and made about what I was making on my job annually in about 14 weeks.

So now I flip about 2-4 a year, and I have a small construction company that does renovations for other investors. I have found quite a nice little niche doing turn key renovations for investors. Thing is I have a crew so good that I really don't have to do much but keep the jobs coming. I make just at much doing renovations as flips without the risk.

I still have my job that pays me too well to leave that I really like. Thank heavens I never left my job because that real estate crisis as they called it would have bankrupted me if I was doing real estate only. But now the market is chugging right along again and I am turning down remodeling business every day. lol

Nice

I need one, but it's hard with the baby and all and just moving. Suggestions?
Wait to you get settled in and then think of something that you can have your kid around while hustling. My homeboy takes his 1 year old son to show homes many a days. Helps him close deals he says.

My babies 10 & 6 have been working with me all weekend doing a make ready and cleaning a house getting it ready for a new tenant on the 15th. I was kind of surprised they did better than I expected. We were blasting the music and they were having a ball.

I make sure to teach them tool safety and tool are not toys. If they want to use the saw/nail gun ect. I will let them, they can use any tool I have but only with supervision.

Great move! My dad did the same thing. That's why I can use any tool and do all kind of side jobs. He always told me getting a education was the best thing ever, but knowing how to use your hands and having skills means the white man can never stop you from feeding you family. He wanted me to have both.

Appreciate the words man. I know struggle makes you stronger, but I'm tired of struggling when me and Mrs. 79 work so hard.

Man I will tell you all developing a foundation has been one of the best things. People are more willing to help you on the opposite side of the spectrum.

For example how I got my current job. My employer actually attended an event my foundation sponsored and we chatted afterwards. Having a foundation is something you can do after retirement.

I give folks this advice:

1. Look for a government (state, fed., or local) job to retire from. I would push more toward state or federal because if a city goes bankrupt it could affect your retirement.

2. If you have a masters look in to teaching at a community college. Continue your education until you get the doctorate but don't quit that job in #1.

3. Once you have so many years after your doctorate look at transferring to a state college. (Right now with the instability at Louisiana colleges its good to stay at #1). The only way I would take a job at a Louisiana institution is if I were civil service. It takes hell and high water to fire a civil service employee.

4. Look for a passion. My foundation enabled me to get 100% of student loans forgiven. That was the ultimate benefit.

5. We are not getting young so job security should be our primary objective so government jobs have security.

I would really love to learn about investing in penny stocks.
You're gonna be the next Jordan Belfort. LOL. But I hear that they're more regulated now since that whole penny stock scam he was running. Harder to make profits with them now, but I'm sure there are some people somewhere raking it in. Might as well be you. I know a guy who was once making over $100,000 a year in the futures market after he retired from is full time job.
